Property Tax Billing

The Township of Armour issues two property tax bills each year.


Interim Tax Bill

Mailed: February

Installment Due Dates:

  • Last Friday of March
  • Last Friday of April


Final Tax Bill

Mailed: August

Installment Due Dates:

  • Last Friday of September
  • Last Friday of October


Holiday Due Dates: If an installment due date falls on a statutory holiday, the due date will be moved to the business day immediately before the holiday.


Why Do I Receive Two Tax Bills?

Property taxes are calculated after the Township's annual budget is approved and the provincial education tax rates have been established. For this reason, property owners receive an Interim Tax Bill in February and a Final Tax Bill in August. Each bill includes two installment due dates.


Supplementary and Omitted Tax Bills

Some property owners may receive additional tax notices during the year. These are called Supplementary or Omitted Tax Bills and may be issued for:

  • Newly created properties
  • New construction, additions, or renovations
  • Changes in property assessment provided by the Municipal Property Assessment Corporation (MPAC) that were not reflected on the Interim or Final Tax Bill

Depending on when the Township receives updated assessment information from MPAC, you may receive one or more supplementary or omitted tax bills. These tax notices may apply to the current taxation year and up to the previous two taxation years. Payment is due approx. two months from the date the notice is issued.



TAX CERTIFICATES

This service allows you to obtain a Tax Certificate showing the current tax status of a specified property. There is a fee of $80.00 CDN associated with this service (no refunds). Generally, Tax Certificates are purchased by law firms, banks and mortgage companies in association with property sales and for refinancing purposes. To request a Tax Certificate, please contact the Administrative Assistant/Finance Clerk at 705-382-3332 or by email at admin@armourtownship.ca Tax Certificates are issued upon written request and upon receipt of the prescribed fee.

MPAC ASSESSMENTS

The Municipal Property Assessment Corporation (MPAC) has updated the Application for Direction of School Support (ADSS) form on the Changing Your School Support page on mpac.ca.

TAX SALES

Tax Sales are not typical real estate transactions. If you are considering participating in a tax sale, it is highly recommended that you seek independent legal advice. It is not permitted to enter upon a property that is advertised for tax sale. These are not typical real estate transactions. Entering upon a property advertised for tax sale proceedings is considered to be trespassing. A tax sale is the process followed by a municipality to recover unpaid property taxes through the sale of the property in arrears. Properties become eligible for the initiation of tax sale proceedings once they become two years in arrears.
